Who we are

This website is operated by Nilyan Herrera, a real estate sales associate licensed in Florida with eXp Realty, LLC. This policy describes what information the site collects, how it is used, and the choices you have. Questions are always welcome through the contact page.

What we collect

We only collect personal information that you choose to share by submitting a form — a contact request, a question about a listing, a tour request, a home-value request, or a buy/sell/rent questionnaire. Depending on the form, that includes:

• Your name (optional) and your email address and/or phone number — at least one, never both required.
• What you're looking for: whether you want to buy, sell, or rent, and your answers to the short questionnaire.
• The message you write and, for listing inquiries, the property you asked about.
• The consent choices you make for each contact channel, recorded with the text you agreed to and a timestamp.
• The listings you recently viewed on this device, included with your submission so we can prepare for the conversation.

For security we also process standard technical data on our servers (such as your IP address) to rate-limit abusive traffic. We do not build advertising profiles.

What stays in your browser

Saved homes (favorites), your recent searches, recently viewed listings, and unfinished form answers are stored locally in your browser, not on our servers — unless you create a free account, in which case saved homes, saved zones, and alert preferences also sync to our servers (see “Creating an account” below). Browser-only data never leaves your device unless you submit a form (see above), and you can clear it at any time from your browser settings.

Creating an account

Creating a free account is optional — you never need one to browse listings, use the map, or contact us. To create one, request a secure sign-in link by email from the sign-in page; there's no password to set or remember, and opening that link signs you in.

• Saved homes (favorites) you mark while signed in.
• Saved search zones — an area you draw on the map — and whether you want alerts for it.
• Your alert preferences: currently a daily digest email (an instant option is coming soon), and whether alerts are paused.
• Your account email address and the sign-in link tokens used to authenticate you.

We only send you listing alerts if you explicitly opted in when saving a zone or a favorite — that checkbox is never pre-selected. Every alert email includes a one-click unsubscribe link, separate from your account. You can pause or delete individual saved zones at any time from your account page; favorites themselves are managed from the favorites page, and price-drop alerts for all of them can be turned off with a single toggle on your account page.

You can ask us to delete your account and everything stored with it at any time through the contact page; we will confirm once it's done.

Cookies and tracking

We do not use advertising cookies, analytics trackers, or social-media pixels on this site. The only cookies we set are the essential session cookies for the private administration area, used solely by our team, and — if you sign in — a single session cookie that keeps your account signed in. Because we do not track visitors or sell or share personal information, browser signals like “Do Not Track” or Global Privacy Control require no additional action from us — there is nothing to opt out of.

How we use your information

• To respond to your request and help you buy, sell, or rent a home.
• To send you a single confirmation email after you submit a form.
• To notify Nilyan internally so she can follow up quickly.
• To send occasional market updates by email — only if you ticked the optional marketing checkbox, which is never pre-selected and never a condition of being helped.
• To email you a secure sign-in link when you request one, and — only if you opted in — alerts about new listings and price drops in your saved search zones and favorites.
• To meet legal, licensing, and record-keeping obligations.

Calls, texts, and email

We contact you only through the channels you consented to when submitting a form. Consent is not a condition of purchasing any property or service. If we ever text you, message and data rates may apply, you can reply STOP at any time to stop receiving texts, and HELP for help. Every marketing email includes an unsubscribe link. Your mobile number and your SMS opt-in consent are never sold, rented, or shared with third parties for their marketing.

Sharing

We do not sell or rent your personal information. It is shared only with the service providers that run this site's infrastructure — hosting (Vercel), database (Neon), email delivery (Resend), and network services (Cloudflare) — each acting under its own contractual safeguards; with professionals you ask us to involve (for example a lender or title company you'd like an introduction to); and where disclosure is required by law.

Third-party content

Some content is loaded from third parties: map tiles (CARTO, Esri), listing photos, and embedded video or virtual tours. When your browser fetches that content, those providers receive standard request data such as your IP address, governed by their own privacy policies. Links to external sites (for example Instagram) are likewise governed by those sites' policies.

Retention and security

We keep lead information for as long as reasonably necessary to serve you and to meet legal and licensing obligations, and we delete it on request. We take reasonable measures to protect it: encrypted connections (HTTPS), hashed credentials, and access limited to Nilyan.

Your choices and rights

You can ask us at any time to access, correct, or delete your information, or to stop contacting you on any or all channels. Reach us through the contact page or by email at nh.realestateadvisor@gmail.com. We will honor your request promptly and will never treat you differently for exercising these rights.

Children

This site is not directed to children and we do not knowingly collect personal information from anyone under 13.

Changes to this policy

If we change this policy we will post the new version here and update the date at the top. Material changes will be highlighted on this page.
