A note on this month

June 2026 showed a split market in Miami-Dade: single-family prices held firmer than a year ago while condo prices eased, and both segments kept selling at a brisk pace.

What these indicators mean

The median sale price is the middle value for a given period: half of the homes sold closed above it, half below. It's a steadier read than an average, since a handful of very expensive — or very cheap — sales can't drag it in one direction.

Months' supply of inventory estimates how long it would take to sell everything currently on the market at the current sales pace, assuming no new listings arrive. A lower number points to a tighter market with less to choose from; a higher number points to more inventory and more room to negotiate.
