About this home

Have you been scrolling Zillow like it was a second job, half-panicking, half-dreaming, looking for the perfect condo to rent? And wondering if the photos are accurate, if the view is as good as it looks, and if you'll feel at home when you get there. I understand how you feel, and I will say, if you end up renting this condo, your future self will thank you. The second you open the door, it's pure glass. Two full walls of floor-to-ceiling windows wrap around the unit. You can see both the ocean and the Intracoastal, sunrise on one side, sunset on the other. And the unit is really big, over 2,000 square feet, so you won't be tripping over your partner or guests. There are 2 bedrooms, 3 full baths (one in the guest bedroom and 2 in the master bedroom), plus my favorite, there is a powder bathroom, where you will also find the washer/dryer (not that you have to do laundry, but it's there if you need it). The unit is furnished/turnkey, so it has everything you need and even things you didn't know you'll need (like binoculars, for checking out sealife, not your neighbors). You can literally walk in with your suitcase and start living. The building? A vibe. There's a manned gate, garage parking, and even an on-site restaurant, no Uber Eats required. The pool deck is having work done, but, 1 of the 2 pools is scheduled to reopen by the end of December. But really, who needs it when the ocean is downstairs right at your fingertips? And this part of Singer Island has beach service, so you don't even have to carry beach chairs and umbrellas, just your favorite book and a towel. There is a lot to do right here on Singer Island, brunch at Sailfish Marina, walks through MacArthur Park, Brightline rides to Miami, or just barefoot coffee strolls along the shoreline pretending you're a local, because you basically are. So yeah, if you're still scrolling and stressing, I get it. But future you? They'll be out on that balcony, wine in hand, texting everyone a photo of the view, saying, "Best. Decision. Ever."

Building structural health (SIRS)

No filing record found

We couldn't find a SIRS filing record for this building in Florida's public DBPR database. That is not a red flag by itself: buildings under three stories are exempt, recent or mailed-in filings may not appear yet, and the name or address on file may differ from this listing.

Questions about this

What is a SIRS and why does it matter?

Since the Surfside collapse, Florida requires condo and co-op buildings three stories or taller to complete a Structural Integrity Reserve Study: an inspection-based plan that forces the association to fund structural repairs (roof, load-bearing walls, plumbing, electrical) instead of deferring them. It matters because underfunded buildings are the ones that surprise owners with large special assessments.

Has this building filed its SIRS?

We didn't find a filing record for this building in the DBPR's public database. Absence of a record does not mean the building is out of compliance — it may be exempt (under three stories), the filing may be recent or on paper, or the recorded name/address may differ. It IS the right question to ask before offering.

What is a special assessment?

A one-off charge the association levies on every owner when reserves don't cover a needed repair — in older coastal buildings they have ranged from a few thousand to over $100,000 per unit. The SIRS exists precisely to make these predictable and funded in advance. Always review the building's budget, reserves and meeting minutes before buying.

What should I check before buying in this building?

Florida law gives buyers the right to review the association's SIRS, milestone inspection reports, budget and reserves — the full study is available from the association by written request. Nilyan requests and walks through these documents with her buyers as part of the offer process.

Source: Florida DBPR public SIRS reporting database. Filing status is self-reported by the association; this is not an audit, inspection or safety certification, and absence of a record does not mean non-compliance. Data as of July 30, 2026.
